Frequently Asked Questions
Answers to the most common questions about roof moss removal in Alaska.
About Moss on Your Roof
Moss causes real structural damage. Its root-like structures (rhizoids) lift and crack shingles, allowing water to penetrate under the surface layer. Over time this leads to wood rot, mold growth in the attic, and premature shingle failure. It's not just cosmetic — it's an active threat to your roof's lifespan.
Moss thrives in cool, moist, shaded conditions — which describes most of Alaska perfectly. The Mat-Su Valley gets significant rainfall, long overcast periods, and has many homes surrounded by trees that shade the roof. In these conditions, moss can double its surface coverage every 6–12 months if untreated.
Most asphalt shingle manufacturers (GAF, Owens Corning, CertainTeed) explicitly state in their warranty documentation that the homeowner is responsible for regular maintenance, including moss removal. Unaddressed moss growth can be used as grounds to deny a warranty claim. Regular removal and a documented service history is your best protection.
Moss is the thick, green, spongy growth — most visible and most damaging. Algae appears as dark black or green streaking (often mistaken for dirt) and is caused by cyanobacteria. Lichen is a crust-like growth that's flat and tightly bonded to the shingle surface — it's the hardest to remove and requires the longest dwell time. We assess all three during your free inspection and recommend the right treatment.
Our Services & Methods
High-pressure washing strips the protective granules off asphalt shingles, reducing their lifespan significantly. It also forces water under shingles and can crack cedar or tile. Additionally, pressure washing only removes moss from the surface — it doesn't kill the root structure, so regrowth is rapid. Our soft-wash approach is specifically designed to be safe and long-lasting.
We work on all common residential roof types: asphalt/fiberglass shingles, metal roofs (standing seam and corrugated), cedar shake, wood shingles, and concrete/clay tile. We adjust our technique based on the material to ensure no damage while achieving thorough moss removal.
Most standard residential roofs take 2–4 hours. Larger homes, steep pitches, or heavy moss and lichen coverage may take a full day. We'll give you an accurate time estimate during the free inspection before booking.
Not necessarily. As long as we have access to the roof and a working outdoor water spigot, we can complete the job while you're away. We'll send you before/after photos and a written completion report via text or email when we're done.
Prevention & Zinc Treatment
Without a prevention treatment, moss typically returns within 1–2 years in Alaska's climate. With zinc strip installation, most roofs stay moss-free for 4–6 years — because zinc washes down the slope with every rain event, continuously inhibiting spore growth.
At the concentrations used on residential roofs, zinc wash-off is environmentally safe. Zinc is a naturally occurring trace mineral and breaks down in soil quickly. For liquid treatments, we pre-wet and rinse surrounding plants as a standard precaution. Once the treated surface is dry, it's completely safe for pets and children.
Zinc strips are installed near the ridge line — the highest and least visible part of your roof from street level. They're silver/gray colored and approximately 2 inches wide. On most homes they're barely noticeable. We're happy to show you photos from previous installations.
Pricing & Booking
It depends on your roof size, pitch, and moss coverage. Most residential jobs in the Mat-Su Valley range from $250–$600 for moss removal. Soft wash cleaning runs $300–$700. Zinc strip installation is $150–$300 depending on roof perimeter. We always provide a free on-site inspection and written quote — no hidden fees.
Yes — we offer combination packages when booking moss removal with zinc treatment together, at a better rate than booking separately. We also periodically run seasonal specials (like our current Spring Special — free zinc treatment with any service this month). Ask about current promotions when you call.
We typically schedule free inspections within 24–48 hours of your call or form submission. Service appointments are usually available within the same week. Call us at (206) 337-4666 for the most current availability.
